The holder of a Real Estate Certificate cannot work independently and must be an Employee under the direct supervision of a Licenced Agent.
There is no difference in the type of Certificate needed for either Salespeople, Buyers Agents or Property Managers, they all fit into the one Licence type.
A Real Estate Salesperson Registration Certificate allows you to:
• buy, sell, exchange or rent houses, businesses, land or any interest in these
• manage their place of business (except the principal place of business), unless you are registered with conditions
• negotiate on behalf of a buyer, seller, landlord or exchanging or renting of houses, businesses or land
• show property to potential buyers
• inspect and assess property for sale or rent
• advertise a property for rent or sale (includes setting up signs)
• open up a property for inspection for sale or rent
You may not:
• conduct auctions (you need an Auctioneer’s Licence)
• Operate trust accounts
To be eligible for a Real Estate Salesperson Certificate, you must:
• be 18 years or over
• Pass the required training courses.
Real Estate Agent’s Licence
The Full Real Estate Agent’s Licence or Principal’s Licence Allows the holder to work independently as either a Sole Trader or for a Company. Meaning, you can work as an Independent Contractor or be the Owner or Principal of your own office.
The hierarchy within a Real Estate Office is best explained by saying the Principle or Licensee of that office is ultimately in charge and responsible for all of his or her employees, and those employees are usually Certificate holders, although Fully Licenced Agent’s can be employees as well.
